If it is not obvious from the plan drawing itself, I wanted to provide a
brief description of the concept for the Main Ranch property.
There are three types of lots and three primary amenities.
All the lot owners would have access to all the amentias.
The first type of lot is a small (1.5-2 ac.) lots that would be
for homes and typical residential landscaping only.
They would be similar to suburban or resort style lots.
The second type of lot is a larger lot size (10-20 ac.) and would
be more like the Paint Rock Crossing “Transitional” lots.
They would be large enough to support horses and horse facilities
on their own lot. The large lots
could also support individual private horse facilities.
Note that some of the large lots are more remotely located.
A potential buyer would have the option of being more secluded or
closer to the creek and highway as well as cost and size options.
The first amenity is an equestrian center.
This is a common boarding and training facility primarily for the
small lot owners to board their horses which they ride on the BLM and on
the private trails. This also
offers an image element to give identity to the community and helps
preserve the rural image of the area at he base of your hill and the
entry to your ranch.
The second amenity is the creek and associated access easement.
For the concept, I think that individual creek ownership is not
the most desirable. I think that
common ownership and unfettered access to the “Blue Ribbon” stream ads
major value to every lot.
Further, it serves as a natural corridor to the canyon BLM lands.
The third amenity is the one that is really unique (and I would imagine,
worth a lot to many many people).
It is the private hunting preserve on the mountain.
The idea is that some a trail system could be developed in such a
way that would provide access to much of the private land.
The trails would be sized and designed to accommodate ATVs,
horses, hikers, skiers and bicycles only.
The trails would be available year round for community member
use, but along with the trails, a few very modest cabins could be built
to serve as hunting camps. The
community members and their guests could reserve their cabin spot and
then be able to spend a few days up on the mountain and spend the nights
at the cabins. The idea (which
might annoy some die-hard hunters) is that the members (and guests)
could bag their elk without much of the discomfort or hassle that
usually comes with elk hunting.
It is like a cushy private hunting park.
The cabins could also sere as a day ride destination or just a novelty
activity for a get away to look at the stars and enjoy the special
place.
